Real estate is still reasonably priced in Malta, compared to many parts of Mediterranean Europe where land and house prices have reached rather high levels. A good, comfortable three-room/ two-bedroom apartment in a good area will cost from about US$ 100,000 (but more if it has sea-views etc) whereas a villa (independent, with three bedrooms and usually a swimming pool and garage) will cost from about US$ 300,000 upwards.

Legal Fees and expenses

The legal costs and taxes for buying property are also relatively low and usually will be in the region of 10% of the purchase price. These expenses are the liability of the buyer, while brokerage fees due to the estate agent are borne by the vendor.

Once the property is purchased, there are no further payments or expenses. There are no rates, property taxes, or other contributions required from property owners. Electricity and water are fairly expensive, but otherwise the cost of living is rather low. Telephone calls are economical (local calls US$ 0.025 per minute) and also Internet is economical and widely available - a permanent 24-hour connection costs around US$ 50 per month.
